Every property starts with a soil sample. It goes to an independent agronomic lab, and what comes back (pH, lime requirement, what the soil is actually short of) is what we build the fertility and weed program around.
In this part of Georgia that usually starts with lime. Piedmont clay runs acid, often down near pH 5.0, and below about 6.0 the grass cannot get at a good share of the fertilizer you paid for. Correct that first and everything after it works better, which is why our lawns hold color through a Georgia August while the rest of the street goes flat.
Past that it is timing and judgment. Pre-emergent goes down at soil temperature, not on a date. Nitrogen waits until the grass is awake enough to use it. Every visit is a scouting visit. We apply at label rate, we price it fairly, and we do not ask you to sign anything.

The Seven-Step Program
Bermuda and Zoysia are dormant all winter and do their growing in the heat. Tall fescue runs the opposite way and spends August surviving. Below is a Georgia year in warm-season turf color, with the seven visits marked where they fall.

Full renovation
Skid steer, topdresser and reel mower on a Floyd County estate. Sand goes on thin and repeatedly (a quarter inch a pass, dragged in, over more than one season) because a thick layer dumped straight onto clay creates an interface that water and roots will not cross.
The result
Same property, later in the season. Even color, even density, clean lines to the drive, and cut low enough with a reel that the stripe is genuinely the grass lying over, not a mowing pattern faked at three inches.
Establishment
A full renovation begins at zero: graded soil, a sample at the soil lab, then the establishment passes go down in order: fertility set by the report, everything timed to the grass being planted rather than the calendar. The ugly stage is short when the order of operations is right.
On the route
A calibrated ride-on with a boom keeps the rate identical from the first pass to the last, which is the whole point. Streaky color and weed breakthrough in strips are almost always application error, not product error, and the machine takes that error off the table.

Nothing belongs on a lawn that is already wilted from drought. If the day is wrong for what your lawn needs, the technician makes that call in the driveway, and the slack in the route is what lets us come back.
