Aeration & Overseeding

Georgia Piedmont clay compacts, and compacted clay is where most “it just will not thicken up” calls end. Water sheets off instead of soaking in, roots stay in the top inch, and the turf spends every dry week on the edge. Core aeration is the one mechanical thing that actually changes the soil.

Core aeration means pulling plugs: two to three inches deep, cores left on the surface to break down. Not spiking: a solid tine pushes soil sideways and packs the wall of the hole, which leaves you more compacted than you started. We want holes with the soil removed, enough of them to matter, on ground that is moist rather than saturated or baked.

For Bermuda and Zoysia the window is summer, at peak growth. That is not a scheduling preference. Warm-season grass spreads by stolon and rhizome, and it colonizes an open hole with new growth instead of just healing the surface over. Aerate the same lawn in March while it is half dormant and all you have done is punch several thousand weed seedbeds into it. Zoysia is slow to recover from anything, so it gets aerated while it is growing hard or not at all.

For tall fescue, aeration and overseeding are one visit and that visit is September. Seed has to sit in direct contact with soil, and soil temperature falling through 65 to 75°F is the window where fescue germinates fast enough to root before frost. Spring seeding is the most reliably wasted money in Georgia lawn care: the seedlings come up, look fine in May, and die in the first honest week of July.

One more worth saying plainly: do not overseed a Bermuda or Zoysia lawn with fescue. The seed is sold everywhere and it will come up, but you end up with two grasses fighting over one lawn, each of them wrong for half the year, and no herbicide separates them again.
